1)  Anza - US Post Office:  $1,100,000, 7.5% Cap Rate.  This is a build-to-suit 4878 SF free standing United States Post Office, double net leased through 2016, with two 5-year options with rent increases.  Offered at $1,100,000, $225 per SF, 7.5% cap rate.

2)  Manteca - T-Mobile:  $1,482,000, 8.5% Cap Rate.  This is a free standing, newly built (2008) 3060 SF retail space on a 25,000 SF lot, leased by T-Mobile on a seven year triple net  lease with six years remaining, with two 5yr options.  The rent increases by 20% in year six, and by 12% with each option period.  Offered at $1,482,000, $458 per SF, 8.5% cap rate.

10)  El Centro - Fresenius Medical Care:  $4,400,000, 14 Year Lease, 7.5% Cap Rate.  This is a 13,000 SF dialysis center on 1.71 acres of land operated by Fresenius Medical Care (NYSE: FMS), which operates more than 2,500 dialysis clinics worldwide and is the world's largest provider of renal dialysis products and services. In 2009, Fresenius' worldwide net sales exceeded $11.2 Billion - the company carries an S&P rating of BB/Stable. In 2009, the center moved into larger facilities at this location, including investing over $2.6 Million in tenant improvements.  The triple net lease has 14 years remaining, with 3% annual increases.  Offered at $4,400,000, $338 per SF, 7.5% Cap Rate

11) Victorville - Chrysler:  $4,500,000, 20 Year NNN Lease, Corp.
